Do you go to a job interview with shorts and T-shirt? Well it depends what job you’re applying for but what about staging your house? Does that depend on anything?

We’re Toronto Platinum Realty Team with Seller's Secret number 12. This one talks about allowing the buyer to visualize themselves in the home they're going to buy.  Picture yourself for example, when you bought your home or if you're going to sell your home, you're going to start looking for a new home. When you go into a house, what are you looking for?

Have you guys ever seen model homes? It's very similar to that. You want to have neutral colors. You want to have artwork that's appealing to the eye. You don't want it to be too particular with paint colors or furniture that not everybody's going to be able to relate to. So, it's really important to get your house ready, and a good place to start is home magazines or Pinterest or Instagram, or maybe even a stager or a designer to tell you what's going to help you maximize your profits, or what's going to get more buyers to like your home.

Colors like white and beige, they seem to be more attractive to the eye, or a nice flower base, these are things that people are looking for.

And you should do your research. For us, we have a stager on our team, a professional stager who comes out and does these things for us, and they're the ones who give us tips, and bottom line is, you've really got to take this seriously, and make sure the agent you're working with, you guys have a good strategy and plan, whether it's staging or virtual staging. These days it's not that difficult to do virtual staging, but you have to have some kind of strategy in place.

At the end of the day, staging is not going to sell your house for more money, but it will help you sell it quicker and for more money. It's one of the supplements; one of the pillars of the marketing systems that needs to go into selling the home right.

And there's a difference between just selling the home and selling the home right. If you want to know the difference, look around your neighborhood and you see that very similar homes have sold for different prices in a matter of a few months.

And a lot of times people think they have to do renovations on their homes, and really you don't have to. If you just work on these items, and sometimes you may not even need staging. Your house may already have nice décor and design, so you and your agent together can figure that out and work through each room to make sure that every single room is appealing to the buyers.
