Seller Secret Episode #2 Keep the Reasons You're Selling to Yourself

Keep your poker face one when selling your home. Especially if you decide to stay home and greet all the buyers who come to see your home…

Today is secret number two is, keep reasons for selling your home to yourself.

Some of the questions is, should the seller be home? Should they leave the house when there's a showing? What do you do when you're a seller?

Or like in an open house  or tour of homes, should they be there, and if they're there, should they be talking to the buyers? Let us know what your thoughts are about this situation. Do you think it's okay for the sellers to be at the house when the buyers and the agents are showing the property?

Or during an open house, is it okay for the seller to be there?
Yeah, to hear the feedback of buyers or even to give them reasons about why they're selling their home. A lot of times, this can actually affect the negotiations. Let's give you an example. If you're in a situation, in a little bit of an urgent situation, where you have to sell your home quickly?, if the buyer knows that, then they can use that to their advantage, right? They can use that as a negotiating tactic to give you a lower price  for your home. 

Well, put it this way. If you're not a shark sales person, shark seller, and you're at the house and one of our team members are showing the property, and you're just standing there and talking to us, and we're getting information, that will be used in negotiation tactic. So, you've got to make sure that you keep that information to yourself. Even if you are going to be home, we don't really suggest that, but let us know what you think.

But even if you're going to be home, it's better you don't talk. You've got to keep your poker face on.

That's right, and a lot of times buyers and buyers' agents will start to ask you questions about particular things about the house.

Don't get sucked in. If they ask any questions, just ask them to talk to your agent.
