You get a low ball offer, you get so mad ??, you don’t even want to counter offer, you actually want to get in your car and drive there and rip it up in front of them but don’t do that…
Now, seller secret number 24, turn that low-offer around. We've seen this time and time again. Sellers get a low offer, and what do they do? They get insulted, they get offended. We get it. We've sold a house before. I don't like low offers, but you can counter-offer any low offer. So, just because it's not the price you want, it doesn't mean that you're not going to get them to the price you want.
Counteroffer with a more realistic price and let the buyer know that this is not a serious offer, and if they want to get serious, they're going to have to re-think about their price.
Well, you know what happens if you don't counter-offer? Nothing. But you know what happens if you do? We've seen a lot of cases and we've negotiated a lot for our clients where the deals just came together after a few conversations.
And sometimes maybe your house has been sitting on the market for longer than the average days-on-market, and the buyer sees that as an advantage. But maybe, the house features or qualities of the house haven't been communicated correctly, so once you sit at the negotiating table, those things can start to be talked about, because it should be discussed.
Always appreciate the offer. Always look at it as an opportunity. Never be stubborn or let your emotions get in the way. We talked about this in other topics. Don't let your emotions get in the way; this is negotiation. It's something that you want to not counter-offer or get upset about.
And you'll know, you'll know. If you counteroffer with a realistic price and the buyer is still working with you, you'll know that that buyer is serious. If they just walk away, you know that they were never going to buy the house but at least you know you tried.
These days you can electronically sign anything in two seconds, so you have nothing to lose. Make sure you do that, and make sure that you and your agent both don't get emotional when it comes to this part.
