Number five is actually when getting an appraisal would be beneficial for you
Sometimes a good appraisal can benefit you, and sometimes it can be a number that you don't like so much. So, if, for example, you've been interviewing agents, which we think you should, but if you've been interviewing agents and you're getting kind of different numbers that are kind of all over the place, maybe you want to get an appraisal done to give you a piece of mind of what the bank would actually finance a buyer to purchase your property.
This can change your entire perspective. Sometimes the number that you have in your mind is a lot lower than what it can get appraised for. This way, you can sell your house for a lot higher. Or sometimes maybe it's a lot lower than what you had in mind, and if it's way too low and you really don't want to sell for that price, you might want to put things on hold.
So the disadvantage, the only con is that it does cost money and it does have a limited life, so it does expire.
