It's one of the biggest problems, based on National Association of Realtors, it was stated that 79 percent of home sellers do not go back to the same real estate agent to hire them for another transaction, whether it's a home purchase or a home sale. They just don't hire them again because of the consumer experience they had.
That is a crazy number. Almost 8 out of 10 would not choose the same real estate agent. And, you know, we covered in other topics why some of those reasons were, but basically a lot of people, they have this misconception that all real estate agents are the same, and they think they all produce the same results and they all charge the same commission, which is absolutely a myth, it's false.
It's not like a bag of chips. It's not a commodity. All real estate agents are different; they all charge different commissions, and they all produce different results.
They have different marketing plans, different track record, different years of experience, different unique selling propositions. For example, “we guarantee to sell your home or we'll buy it.” That's one of our unique selling propositions.
So, you need to be asking your agents a set of questions. You need to be interviewing them, the same way if you're a business owner and you're hiring somebody. There's a hiring process; you don't just go out there and say, okay, come here, you're working with me. You're going to be doing my marketing. You're going to be doing janitor work.
It doesn't work that way. You have to have a set of questions to ask, and you need to seek out two, three, even four realtors that you're going to interview. Don't just go and pick one and work with that realtor. They may be a good one or they may not be a good one. And 80 percent of the time, they happen to be the wrong one.
So, do you want to take a 20 percent chance, basically, like taking a chance with your biggest decision? Or why don't you interview three to four agents, ask them the right set of questions, and we can assure you, you'll have a much higher chance, much higher success ratio.
